A business roof requires more regular maintenance than other parts.  We advise doing routine inspections of the complete roof system. Anything that pierces the ceiling is the most obvious component that requires almost continual upkeep. 

The presence of pylons or other structures extending across that field indicates roof penetrations, including skylights, exhaust fans, mechanical equipment, plumbing vents, and other structural components.  The roof would be less likely to have problems if it were a flat, uninterrupted surface.  Yet, these penetrations are my most frequent maintenance worries since they are common sources of leakage.  We check them every year and do touch-ups on the sealing as necessary because of this.

We also examine the laps and seams, which are the places where various roofing material pieces join, during an examination.  Age, wear and use, and workmanship can cause delamination or separation over time, even though these sections don’t usually need to be resealed annually.  Damage may not always be discovered, but it is important to locate any problems before they cause leaks.

Along with seams, penetrations, and laps, damage from other trades performing roof maintenance is another frequent problem on commercial roofs.  For example, when doing maintenance, HVAC professionals may unintentionally drop tools or screws, leaving behind debris which could pierce the roofing material.  These kinds of tiny cuts and punctures might cause issues if they are not treated.

The drainage system on the roof is another important element that needs to be maintained on a regular basis.  To avoid water buildup, make sure that roof drains are clear of debris.  We take care to ensure that drains are free of debris that could restrict water flow, such as leaves.  Maintaining clear drainage channels is crucial because standing water on a roof can eventually cause serious harm.

At least once a year, we make sure that a commercial roof is thoroughly inspected.  Certain components, such penetrations, require yearly upkeep, but other components, including seams, laps, and drainage, should be fixed as necessary in light of inspection results.
